Newcraighall East is a new mixed-tenure neighbourhood in Musselburgh that brings together 220 homes within a landscape-led masterplan shaped by community, connectivity and everyday life. Delivered in partnership with Hillcrest Homes and Cullross Living, the development combines affordable housing and Single-Family Build-to-Rent homes to create a diverse and inclusive community. Positioned between Edinburgh and East Lothian, the project strengthens connections between existing neighbourhoods while providing much-needed homes in a highly accessible location. The masterplan embraces the principles of a 20-minute neighbourhood, placing schools, transport links, green space and local amenities within easy reach of residents.
A new linear park forms the defining feature of the development, creating a generous green spine that runs through the heart of the neighbourhood. Homes are carefully arranged around this landscape framework, ensuring a strong visual and physical connection to nature throughout the masterplan. Walking and cycling routes, play spaces, seating areas and biodiverse planting encourage outdoor activity and provide opportunities for people to meet, relax and connect with their surroundings. More than simply a landscape feature, the park becomes the social and environmental heart of the community, helping to shape the character and identity of the neighbourhood.
