New homes and new beginnings at Ballindean Road, Dundee

Celebrating another successful residential development completion in Dundee for Cullross Limited and Caledonia Housing Association.

Construction commenced in Autumn 2022 at the junction of Douglas Road and Ballindean Road. This site, previously a disused gases factory, has been transformed into a vibrant residential community.

Ballindean Road now boasts sixty-seven new homes, including forty-three houses: two-bedroom terraced houses, three- and four-bedroom semi-detached houses, and one accessible detached bungalow. Additionally, there are one- and two-bedroom flats, including an accessible flat.

From the early stages, extensive efforts were made to engage with local residents, key stakeholders, and the wider community. Through pre-application consultations, valuable input was gathered and diligently incorporated into the design. This ensures the development meets the community's needs and desires.

The development maximises the site's housing potential while being considerate of the urban fabric. The green buffer zone along Douglas Road's western boundary has been retained and improved, creating a barrier against the commercial properties on the opposite side. This fosters a strong sense of place and enhances the relationship with the surrounding residential properties.

The development also features a series of striking tulip sculptures designed by artist Malcolm Robertson of Town Art Studios, commissioned through Dundee City Council’s Percent for Art scheme. Inspired by the site’s history as former farmland, Malcolm’s ‘green shoots’ concept symbolises renewal, growth and new beginnings, creating a distinctive and welcoming sense of place for residents and visitors alike.

Ballindean Road marks the fourth collaborative project with Cullross Limited in recent years. This ongoing partnership highlights our commitment to quality and sustainability in urban development.
