Ballindean Road

Ballindean Road, a development designed for developer Cullross Limited and their client Caledonia Housing Association, transforms a former BOC Gases Factory site in Dundee into a major residential development. Designed to enhance the wider masterplan, it promises affordable housing and economic revitalization, maximizing the site’s potential.

Located in Dundee, the new development on Ballindean Road will provide a total of sixty-seven new properties comprising forty-three houses including two-bedroom terraced houses, three- and four-bedroom semi-detached houses and one accessible detached bungalow, along with one- and two-bedroom flats and an accessible flat.

Throughout the early stages of the project’s development, extensive efforts were made to engage with and incorporate valuable input from local residents, key stakeholders, and the wider community during the pre-application consultation. These insightful contributions have been diligently considered and integrated as much as possible to ensure that the current design truly reflects the desires and needs of the community.

The development aims to create its own individual sense of place by maximising the sites potential for housing while being considerate of the urban fabric. This is achieved by retaining and improving the green buffer zone alone the western boundary with Douglas Road. By doing so the development aims to create a strong sense of place and relationship with the surrounding residential properties, as it forms a barrier against the commercial properties on the opposite side of the road. The development adopts a low-carbon approach, with renewable technologies such as air source heat pumps, photovoltaic panels, and EV charging points. The low carbon renewable technologies along with the ‘fabric-first’ approach will assist in reducing the carbon emissions and in turn help to reduce energy consumption and operational costs for the end users.

Due for completion during 2024, Ballindean Road will mark the fourth collaborative development with Cullross Limited in recent years, reflecting our commitment to quality and sustainability in urban development.
