jmarchitects were appointed by developer Cullross Limited to further develop and expand the partnership delivering affordable housing to residents across Scotland, this time for Port of Leith Housing Association (subsequently renamed Harbour Homes) in providing eleven one and two bed units, alongside external amenity space, secure cycle storage and enhanced landscaping.

Nestled on Telford Drive, this residential block benefits from its prime location, strategically positioned within a three-mile radius of the city centre. The location of the development offers residents the option to walk, cycle or use public transport, facilitating easy commuting and connectivity to the wider city network.

One of the primary considerations for the site was the scale and massing of the proposal to ensure its appropriate to the largely residential setting. The majority of the adjacent buildings are three storeys, pitched roof flatted blocks. The new development on Telford Drive has been designed to mirror this format, with a contemporary, modest appearance appropriate to its use and residential context: a four-storey flatted block, with a mono-pitched roof design.

The building was orientated east/west due to the nature of the narrow site. The front elevation of the building receives sunlight in the morning and the rear of the building will receive afternoon and early evening sun. The layout of the units has been designed to take advantage of the orientation and accommodates a mixture of living rooms and bedrooms on the front and rear elevations in order to provide maximum occupant comfort.

The development offers the eleven flats, with communal gardens, bicycle storage, rainwater harvesting system as well as roof mounted PV Panels. Whilst adhering to City of Edinburgh Council’s Design Guide, the apartments have been meticulously designed to ensure compliance with Housing for Varying Needs and Secured by Design standards. This combination of aesthetics, functionality and security provides the local community with modern, affordable, and safe living options.

The Challenge

Our challenge was to create an affordable housing development in a narrow and compact site, while taking into consideration the City of Edinburgh Council’s requirements.

The Solution

We designed a multi-unit residential development that carefully considered the site’s limitations and its proximity to neighbouring properties. This design embodies a modern and cost-effective approach, aligning with the client’s requirements, all while remaining compliant with the policies set forth by the City of Edinburgh Council.

The Outcome

We delivered eleven one- and two- bedroom residential units, that were specifically designed to fulfil the requirements of Housing for Varying Needs. These units were provided to our client and the housing association, complete with additional external amenity space, secure cycle storage, and a rainwater harvesting system.
