Initially appointed by CB Richard Ellis on behalf of the BBC Pension Trust, the brief was to carry out a Feasibility Study looking at various options for refurbishing or redeveloping the building at 14 Sackville Street in London. Following a financial appraisal of the options we were instructed to obtain Planning and Conservation Area Consent for a new building.

The site has excellent public transport links and therefore the number of on-site parking spaces was limited to five – one for each of the three residential units, one for disabled drivers and one for unloading, all of which were a Planning requirement. In addition, bicycle racks (21no.), changing facilities, lockers and showers are provided in the lower ground floor. The office element of the building achieved an “excellent” BREEAM rating which was achieved by well-considered and responsible design without the need for any energy saving devices bolted on as an afterthought.

The simple energy saving measures employed included high levels of insulation, deep reveals to windows and sophisticated controls to the building services. Full recycling facilities are provided with a separate recyclable waste store located in the under pavement vaults with direct access to street level. Wherever possible materials were sourced within the UK with the stone and brick to the front façade coming from Portland (limestone), Cornwall (granite) and Sussex (brick).
