We are excited to announce that Powell Road in Hackney has successfully completed, providing 21 shared ownership properties to the local community.

The development delivered a blend of 21 affordable rented and shared ownership flats. The site has 85% coverage, with units built close to the back of pavement mimicking the street pattern. The ground floor flats also have small gardens to the rear. Set over 4 floors above ground and a full basement on half the site, the project incorporates a non-residential community space of more than 420m sq.  The community space is set over 3 floors from basement to first floor, encapsulating a 3-storey atrium that brings in light and ventilation on 3 sides.

Powell Road is a sort after area of Hackney with good bus connections and a vibrant local amenity making the street a place where people want to live and make their home.  Peabody were able to secure this infill site on the open market in 2015. The project was challenging to deliver and complicate to fund. With the support of the council and the GLA, the HA were able to deliver an impressive 16 flats for social rent, and the remaining 5 for shared ownership. Two of the ground floor flats were for M4(3)2b fully adapted occupation.

The scheme was built as a concrete frame with brick facades, and a setback top storey. The roof was rationalised to maximise its value as an ecology roof with Bauder biodiversity planting that delivered a 95 unit PV array, driving down the energy use and delivering most units at EPC level B.

The street frontage maintains simplistic to avoid the clutter that residential can become. Meticulous designed to work with the eclectic street scape, jmarchitects worked closely with the Kind and Co and Peabody over the long project time line to realise this scheme and have been pleased to be there at handover and to meet the incoming residents as they move into their new homes.

The practice has enjoyed the process of the project and enjoyed working with Kind &Co, Peabody, and Arnold Martin, and look forward to re investing the delivery knowledge into the next Peabody scheme.”
