This city centre regeneration project, situated on a former brownfield site was developed as a joint venture agreement between Hillcrest Housing Association (HHA), Perth & Kinross Council (PKC) and a private affordable housing developer. jmarchitects worked closely with all key stakeholders to develop the master plan to be delivered in four separate phases that will regenerate the area and provide both mid-market rent and affordable housing that will contribute to overcoming PKC affordable housing short fall.

The development site is long and narrow, to reflect this blocks have been laid out in a linear fashion with an access road to the front and secure communal gardens to the rear. The internal flat layouts are designed with the living accommodation to the front, providing visual security with bedrooms towards the rear, to enhance privacy and security for tenants. The materials proposed are robust, cost effective and require minimal maintenance.

The development is required to meet the Bronze Active reduced carbon emission targets laid out in Section 7 of the Scottish Building Standards. To meet this target, low and zero carbon renewables such as Photovoltaic Roof Panels (Phases 1-3) and Mechanical Ventilation Heat Recovery (Phase 4) was introduced. This successful venture and regeneration project was shortlisted for the Scottish Home Large Development of the Year Award 2015.
