
Ground was broken at Gideon Road in the autumn of 2020 amidst the national covid lockdown and the retirement of Simon Legg, our long serving friend and colleague who left professional practice to study a masters!

The project consists of 15 flats and 3 houses, distributed across 4 blocks for Kind & Co Builders and their client Wandsworth Council. From the outset there was a strong focus on delivering sustainable, energy efficient buildings. As such the envelope was designed to achieve a 35% improvement over Part L, with all units achieving EPC rating B with scores between 83 – 85, while also being car free and providing PV panels on the roofs. Part of the works included the re-ordering of the car parking and landscaping on the edges of the adjacent estate, to improve the wider setting of the existing and new homes. This included new play areas, new storage enclosures, car charging points, and security measures.

The project delivered 18 affordable homes; all for Council tenants, including 2 fully accessible flats with accessible rear gardens and 3 large houses including a; 4 bed/6 person, 5 bed/8 person and 6 bed/9-person house, all to meet locally highlighted needs. The completion of this project takes London one step closer to achieving the Mayor’s plan for a zero-carbon city by 2030, delivering 52,000 new homes a year.
