Brettenham House provides refurbished Grade A office space in a prominent location just 3 minutes’ walk from Covent Garden and poised on the banks of the River Thames.

Some 50% of the floors of this 114,000ft2 office building underwent a major refurbishment to incorporate new services and to maximise the net lettable floor space. In addition to the office refurbishment the toilets were rationalised and a new, more prominent entrance and larger office reception were created. The cores were reconfigured to make them far more useable and efficient enabling valuable additional office space to be created.

The Challenge

Tenants on several of the office floors were to remain in occupation for the duration of the works and yet the lifts and the main plant serving the whole building were to be replaced.The limited floor to floor heights precluded the satisfactory provision of ceiling mounted services.

The Solution

The works were carefully phased and organised enabling services and lifts to remain available to tenants throughout the project. The units for the comfort cooling in the offices were located in a raised floor enabling the soffits to be exposed and the perceived height of the space maximised.

The Outcome

The project was completed to a tight budget and programme, net lettable floor space, reconfigured toilets and a new, impressive, DDA compatible reception.
