Bolton Central, looked to create a highly legible plan form with a simple programme of spaces to respond directly to the clients brief and a flexible/adaptable internal environment to suit potential multi-sector uses. The 28,000ft² of ‘Grade A’ office space provides a bold frontage to a key new public space which will guide people to the developing adjacent transport interchange hub.

The plan form wraps around a secure private landscaped courtyard, along with teared terraces these enhanced spaces offer visual stimulus from within the workspace whilst providing tranquil softer spaces for users to relax away from the office environment contributing to the positive health and well-being of the building occupants. The building form and detailing is designed to enhanced levels of performance, but to also ensure potential future phases to increase floor space could be incorporated at a later date if required. 

Floor plates are designed to be flexible allowing for the subdivision of the space to provide for multiple occupants or a single user. Orientated around an efficient shared central access and service core to all five floors, maximising net area and optimising service routes to the floor plates.

JMA took a strong passive approach to incorporating enhanced sustainability principles, best practice floor plate design and consideration for the health and well-being of future occupants. The building is also designed to meet the client requirements for a BREEAM Very Good rated development.

The Challenge

This brief set out the intent to meet the demands for high quality, flexible and sustainable development which would positively reinforce the streetscape and act as a gateway building within the wider regeneration and a catalyst to future development.

The Solution

The solution allowed the provision of 28,000ft² grade A office space with a bold frontage to a key new connecting public space. The building massing would remain sympathetic to the surrounding development while interesting articulation of materials and high levels of sustainability were developed to fulfil and exceed the brief.

The Outcome

The building is orientated and designed around the integration between the internal and external environment, providing a building architecture which is striking yet cohesive and connective with its surroundings. The efficient and open plan floorplates provide for flexible and adaptable uses, achieving BREEAM Very Good and a healthy & exciting working environment for its occupants.
