Benedict’s Wharf

This new build residential scheme sits on the bank of the River Roding in Barking. All 52 units benefit from a SW facing aspect and all address the river giving a tranquil living environment with the city.

The high quality of the design has allowed us toincorporate density levels above the Local Authority’s maximum requirements.The scheme, valued at £4.5m, incorporates a 29% affordable housing contribution delivered as shared ownership flats to Tower Homes. The groundfloor commercial space faces onto the newly reinvigorated river side walk way that has secured under a S106 agreement

The scheme achieves EcoHomes ‘Very Good’ rating, cutting carbon emissions in use by 18% above part L requirements, 10% by renewables and 8% by energy efficiency measures. The project provides 93sqm of solar thermal collectors for the development. The heat collected is used to preheat water entering a central plant where it is heated further using high efficiency, low emission gas boilers, before being fed around the building in a hot water and heat distribution network. Then the project was built it was the most energy efficient residential scheme in Barking.

The Challenge

The most complex issue with this project was the ground conditions. The site was compact and the river wall was upgraded by the environment agency in the 1970’s. The river wall support anchors penetrated the site at 5% to horizontal, across 70% of the site, making for a complex foundation design.

The Solution

The Ground anchors and tie rods were exposed, and new pile foundations were driven between the tie rods. The ground bean was cast over the tie rods and the rods were then secured and cut, forming the front line of foundations to the new development.

The Outcome

The project delivered 52 homes at the height of the market place for Taylor Wimpey and Tower Homes. All 2 bed units were dual aspect and all 1 bed units were SW facing. The scheme has been featured in LB Barking and Dagenham publications on the town centre regeneration.
