15 Sackville Street lies within the Mayfair Conservation Area and occupies a prominent position halfway along the eastern side of the street. Initially our brief was to carry out a feasibility study looking at various options for refurbishing or redeveloping the building; however, following a financial appraisal of the options, we obtained Planning and Conservation Area Consent for a larger, more significant building that would fully meet the requirements of occupiers looking for the highest quality Mayfair office accommodation.
The new building comprises 40,000ft2 of office space, two 2 bedroom flats and one 3 bedroom flat. It was cleverly designed to provide an additional storey of space while reducing the visual mass of the existing building both horizontally and vertically. The internal office layout comprises a central core and only two internal columns, creating flexible and efficient floor space with excellent natural lighting.

The Challenge
Prior to our involvement, 15 Sackville Street was arguably the poorest building architecturally in the street. Our challenge was to introduce a new, larger building into a streetscape containing many Listed and high quality buildings, yet to make it appear smaller and contribute better to the character of the street.
The Solution
We designed a building that respected the Listed buildings and the overall character of the street with carefully considered proportion, materials, rhythm and style. The new facade respects the proportion and rhythm of the neighbouring Georgian buildings, whilst increasing the building height by an additional storey.
The Outcome
The high quality and increased amount of lettable office and residential floor area has added considerable value to the building. The detailing is crisp and elegant, and through well-considered design and careful specification, the building achieved a BREEAM Excellent rating without the need for any bolt-on energy saving devices.
