Creating 13 luxury apartments in the heart of the old town, this development fills the last remaining gap site on Edinburgh’s Royal Mile.

The development is situated on the northern side of Edinburgh’s High Street and is an integral part of Edinburgh’s UNESCO World Heritage Site, which is an area recognised for its international archaeological and cultural importance.

Planning and Listed Building Consent was granted for the scheme to replicate the buildings which formally filled this gap. After a lengthy process with statutory authorities the works to the transfer deck commenced in autumn 2016.

 

The two phase construction method (Transfer Deck and Super Structure) was appropriate for the challenging site conditions and complex planning constraints. The ground floor contains only the lift shaft and service store, with the entire development surrounded by existing structures on all levels.

The main focus of the design was the front facade which was driven by the planner’s aspirations to be sympathetic to the design and materials of the original buildings.

 

 

The details were developed as the build progressed to provide creative solutions to on-site situations, which resulted in using a mix of traditional and modern construction techniques. This worked well as a close relationship was formed with the design consultants and contractor.

Nearing completion, the development has drawn praise from many external parties including the Edinburgh Old Town Association and the local planning department. There is great anticipation for the grand opening in autumn 2018.
